The way we work

We have separated commercial areas specific for each kind of estate (flats, country houses, stately homes...). All of them are attentively and professionally treated. We treat estates on sale only after getting a written commission by the seller. We have two kinds of commission:

 

 

1) Exclusive rights for the sale of the estate

 

The term for this agreement is from 6 months (min) to 1 year (max). If Agenzia Immobiliare Mb sells the estate on sale during the term of the agreement, the brokerage is 3% on the sale price. No reimbursement of expenses at the client's charge. If the buyer is found straightly by the client within the term of the agreement, the brokerage is 1.5% on the agreed price.

 

 

2) Free commission for the sale of the estate, with reimbursement of the expenses

 

The term for this agreement is from 6 months (min) to 1 year (max). If Agenzia Immobiliare MB sells the estate the brokerage is 4%. The reimbursement of the expenses will be paid when signing the agreement for the free commission to sell the estate. In case of sale during the term of the agreement, the client selling the estate will have to fax, e-mail or telephone Agenzia Immobiliare MB to communicate to have sold the estate.

 

The client will also have to give Agenzia Immobiliare MB the following documents:

 

- Act of provenience;

 

- Land and building cadastral plans;

 

- Cadastral certificates;   

 

- Possible building permissions;

 

- Possible "in sanatoria" permissions;

 

 

 

IMPORTANT: no oral commissions to sell are accepted

 

 

Once the client and Agenzia Immobiliare MB have found an agreement, MB will take pictures and make a short movie of the estate, as well as write a technical description of it. A leaflet will be also done and given to all customers and other estate agents.
